Selling your home?
After countless conversations you have finally decided you want to move on from the home you may have recently purchased or have owned for decades. Now what you ask? Below is a short list of the best tips I recommend in allowing you to fetch top dollar for your home all while selling in a reasonable amount of time.
Selling Tips
- Maybe your into the vibrant colors from vast choices at your local Home Improvement store, however many buyers are not. Try to keep with Neutral color selection if your deciding to paint a wall or room.
- Why make an already small room appear smaller, instead remove items to get rid of the cluttered feeling and allow the room to feel larger. Mirrors help to provide additional depth in rooms that no matter how little items, still feel small.
- Completing renovations prior to listing does not always get you your initial investment back. Therefor I always recommend a consultation prior to making any improvements/changes to a home to find the best suitable area to make changes (if any),
- And most importantly, a buyer will always picture your home the way it is on the first visit, so keeping it clean is a must. As I have said to many sellers, a dirty home can leave a bad taste in a buyers home and turn them away from the full price offer they would have submitted if it were clean.
Now that we have touched on a short list of tips to help sell, what is the process of actually selling your home.
The Selling Process
- Initial Consultation to view home for the first time, speak about timelines, and see if there is a price you have in mind.
- Complete a valuation of your home and determine price base upon recent sold homes, currently listed and pendings in your area.
- Listing Agreement (Electronic Signatures Available)
- Professional photography and editing
- List property in local MLS and all national websites. (Zillow, redfin… etc.)
- Review and negotiate offers.
- Open Escrow and complete disclosures.
- Close the transaction.

Whether you are looking for your first home or searching for that dream home you have always imagined, the process is still the same. Many home owners mention how stressful and painful it was to purchase their home, my thoughts are that purchasing a home should be exciting and enjoyable throughout the entire transaction. Ninety-Five percent of those individuals ultimately chose the wrong Agent to represent them and I am here to make your next closing easy and fun. Making Buying Fun

The Buying Process
- Write Offer (Negotiations Begin)
- Obtain an Acceptance of your offer
- Open Escrow with desired Escrow/Title Office
- Complete any and all inspections on home
- Finalize the loan approval process
- Close and obtain keys.
One of the biggest things that may be misleading to new buyers is the timeline of purchasing a home. 60, 45, 30 days?? The truth of the matter is that the more prepared you are for purchasing a home, the faster and smoother the process will go. With technology becoming more and more advanced, the timelines to purchasing a home has decreased significantly. In today’s day and age the time frame after acceptance of an offer and closing is typically between 21-30 days.
